How is the deposit return deadline calculated?
The calculator adds the jurisdiction's statutory return period to your move-out date. For jurisdictions that count calendar days, every day counts including weekends and holidays. For jurisdictions that count business days (such as Saskatchewan), weekends are skipped. The resulting date is your legal deadline to return the deposit or provide an itemized statement of deductions.
What happens if the landlord misses the deposit return deadline?
Penalties vary by jurisdiction. In Alberta, the landlord faces a fine of up to $5,000. In Texas, the landlord may owe three times the amount wrongfully withheld plus $100 plus attorney's fees. In British Columbia, skipping the required inspection can result in the landlord owing double the deposit. Each jurisdiction has its own enforcement mechanism, which this calculator displays after you select your location.
Does this calculator account for business days vs calendar days?
Yes. Some jurisdictions count calendar days (including weekends) while others count business days (excluding weekends). Saskatchewan, for example, uses business days. The calculator applies the correct counting method for each jurisdiction automatically.
