• Property and inspection data: Property addresses, room names, inspection photos, condition assessments, notes, digital signatures, and deposit calculations you enter into the platform.
• AI analysis data: Photos you submit are sent to our AI analysis service for item identification and condition assessment. AI predictions and your corrections are stored to improve the service.
• Device and usage information: Browser type, operating system, IP address, pages visited, and interaction timestamps collected automatically.
• Cookies: We use essential cookies to maintain your login session. We may use analytics cookies (such as Google Analytics) to understand how the service is used.

3. How We Use Your Information

We use your information to:

• Provide the service: Create and manage your account, process inspections, generate reports, and calculate deposit deductions.
• AI analysis: Analyze inspection photos using artificial intelligence to identify items and assess conditions.
• Improve the service: Use AI prediction and user correction pairs to improve the accuracy of our AI models over time.
• Communicate with you: Send transactional emails (account confirmations, inspection reports, password resets).
• Commercial communications: With your express consent, send you marketing emails about Tenatur features, updates, tips, and promotional offers from Tenatur and selected third-party partners whose products or services we believe may be relevant to you (such as property management tools, maintenance services, insurance products, and landlord resources).

4. Third-Party Promotional Emails

When you create an account and provide your express consent, you agree to receive commercial electronic messages from us that may include promotional content about products and services offered by third-party partners. These emails are sent by Tenatur — we do not sell, rent, or share your email address or personal information directly with third-party advertisers.

You can withdraw your consent and unsubscribe from promotional emails at any time by:

• Clicking the "Unsubscribe" link at the bottom of any promotional email.

Unsubscribing from promotional emails will not affect transactional emails related to your account and inspections.

5. How We Share Your Information

We share your information only with the following categories of service providers, strictly for the purposes described:

• Supabase: Cloud infrastructure and database hosting (stores your account data, inspection records, and photos).
• OpenAI: AI image analysis service (receives inspection photos for condition assessment; photos are not used by OpenAI for training per their API data usage policy).
• Email service provider: Sends transactional and marketing emails on our behalf.
• Analytics providers: May receive anonymized usage data to help us understand how the service is used.

We do not sell your personal information to third parties. We do not share your email address, inspection data, or photos with third-party advertisers.

6. Data Retention

We retain your personal information for as long as your account is active or as needed to provide the service. Inspection reports and associated photos are retained to support legal defensibility of the records. If you delete your account, we will delete your personal information within 30 days, except where retention is required by law or for legitimate business purposes (such as maintaining inspection records that may be relevant to deposit disputes).

All Users

• Access and receive a copy of your personal information.
• Correct inaccurate personal information.
• Delete your account and personal information.
• Withdraw consent for marketing emails at any time.

California Residents (CCPA/CPRA)

• Right to Know: You may request details about the categories and specific pieces of personal information we have collected.
• Right to Delete: You may request deletion of your personal information, subject to certain exceptions.
